The FFC isn’t an official district anymore (most of it falls in today’s Old Xuhui, spilling into Huangpu and Changning), but everyone still calls it that, and everyone still means the same thing: the tree-lined heart of old Shanghai, roughly between Huaihai Road and Zhaojiabang Road, from Shaanxi Road out west past Huashan Road.
What does it cost? In 2026’s tenant-friendly market, realistic numbers look like this: a characterful one-bedroom in a lane house runs ¥8,000–15,000; a renovated two-bed in a heritage building or older compound ¥15,000–25,000; proper family lane houses and garden apartments ¥25,000–45,000; and the premium compounds and villas go well beyond. The honest rule: renovation quality moves prices more than address does.
