One Park Avenue (静安枫景苑): The Original Classic

History & Development

Built in 2005, One Park Avenue was the first of the pair . Developed by Singapore‘s Keppel Land in partnership with the Jing’an District Land Holding Corporation, it set a new standard for luxury high-rise living in the area .

The name is literal — the compound was designed with a genuine “park-like” feel in mind. Unlike many developments that use the word “park” loosely, One Park Avenue invested heavily in landscaping, with the design led by firms that understood how to create a green sanctuary in the middle of a dense metropolis .

Architecture & Layout

The compound consists of 10 buildings, each 38 stories high, arranged in a围合式 (enclosed courtyard) layout. This design places the gardens and water features in the center, with the buildings forming a protective ring around them .

Unit Mix:

The variety of floor plans is one of One Park Avenue‘s strengths:

BuildingUnit Types
Buildings 1-42-bed (105㎡全南) + 3-bed (130㎡南北通)
Buildings 5-6126㎡ (2-bed), 140㎡ (3-bed), 150㎡ (4-bed)
Buildings 7-8175㎡ (4-bed), 218㎡ (复式 penthouse)
Buildings 9-1070㎡ (1-bed), 96-117㎡ (2-bed), 124㎡ (2+1)

This range means the building attracts diverse residents — from single expats in 1-bedrooms to multi-generational families in penthouses.

Greenery: “Park” Is Not an Exaggeration

One Park Avenue boasts a reported 50%绿化率 (greenery ratio) . The center courtyard features:

  • Winding walkways through lush landscaping
  • Water features and a peaceful pond
  • A barbecue area and gazebo tucked under willow trees
  • Mature trees that have had 20 years to grow

Residents describe walking through the compound as a genuinely pleasant experience. Young couples practice tai chi in the courtyard, grandmothers gather to socialize, and children play on the lawns .

Clubhouse: The Free Amenity Everyone Talks About

The clubhouse at One Park Avenue is located underground (below Buildings 7-8) and is completely free for residents — a major selling point that agents highlight constantly .

Facilities include:

CategoryAmenities
PoolIndoor swimming pool
SportsTennis court, squash court, badminton, table tennis, billiards, bowling
FitnessGym, aerobics/yoga room
RelaxationJacuzzi, sauna, steam room
EntertainmentKaraoke rooms, function rooms, chess/card rooms
FamilyChildren‘s play area

Everything is included in your物业费 (property management fee). There’s no à la carte pricing, and the facilities are well-maintained .

Location & Transport

Address: Lane 500 Changde Road / Xinzha Road

Metro access:

  • Jing‘an Temple Station (Lines 2, 7, 14) — 10-minute walk
  • Changping Road Station (Line 7) — slightly closer

Nearby:

  • Jing’an Kerry Centre (luxury shopping/dining)
  • West Nanjing Road (premium retail)
  • Numerous international restaurants and cafes

Schools

One Park Avenue falls within the catchment zone for Jing‘an No.1 Central Primary School (静安区第一中心小学), a respected public school that‘s particularly popular with Chinese families who want quality education without private school fees .

Who Lives Here?

The resident mix is genuinely international. You’ll find:

  • Young expat professionals in the 1-bed and 2-bed units
  • European and American families with children in the 3-bed and 4-bed units
  • Multi-generational Chinese families in the larger apartments
  • Corporate lease tenants (many companies have units here)

Some sources suggest 20–30% of residents are expats, but long-time residents will tell you that on a sunny afternoon in the courtyard, you‘ll hear as much English and French as you will Mandarin and Shanghainese .

What Residents Say (The Pros)

“The compound is very family-friendly, the neighbors are friendly, and the location is super convenient” — Resident review

“The free clubhouse is the best part. My kids practically live in the pool on weekends” — Expat parent

“I’ve been here for two years (renting). It‘s very comfortable, mostly because transportation is so convenient for work. The surrounding area has everything — Plaza 66, CITIC Square, and梅龙镇广场are all nearby for weekend activities” — Mr. Liu, renter

What Residents Say (The Cons)

“Parking is very tight. The compound has 1,265 units but only 730 fixed parking spots” — Multiple reviews

“The buildings are from 2005. While well-maintained, you can tell they’re not brand new. Some路面 (pavement areas) are cracked and haven‘t been repaired quickly” — Resident feedback

Note: One Park Avenue does not have人车分流 (full pedestrian-vehicle separation). Cars drive through the compound, so parents with very young children should be mindful.

Eight Park Avenue (静安豪景苑): The Premium Upgrade

History & Development

Eight Park Avenue is One Park Avenue’s younger, more polished sibling. Also developed by Keppel Land, it was built in phases from 2007 to 2015 .

If One Park Avenue introduced the concept, Eight Park Avenue perfected it. The developer brought in world-class firms:巴马丹拿 (P&T Group) for architecture and贝尔高林 (Belt Collins) for landscape design — names that carry serious weight in international property development .

The name “Eight” doesn‘t refer to the number of buildings (there are 10). Rather, it plays on the Chinese love for the number eight (auspicious, prosperous).

Architecture & Layout

Eight Park Avenue is located just across Wuding Road from its older sibling, at 501 Xikang Road . The two compounds are so close that residents sometimes joke they’re neighbors who never quite meet.

Phasing (important for rental searches):

PhaseBuildingsCompletedNotes
Phase 1Buildings 1-62007-2009Original section
Phase 2Buildings 7-82012Middle upgrades
Phase 3Buildings 9-102015Newest, largest units

This staggered completion means that if you‘re looking for a newer unit, focus on Buildings 7-10. The earliest buildings (1-6) are roughly comparable in age to One Park Avenue.

Unit Mix:

Eight Park Avenue generally offers larger units than One Park Avenue:

BedroomsSize RangeNotes
1-bedroom~70-72㎡Fewer available than at One Park
2-bedroom105-118㎡Popular with couples and small families
3-bedroom138-156㎡Sweet spot for families
4-bedroom+159-293㎡Penthouses and large family units

Greenery: Tropical Resort Vibes

Eight Park Avenue takes the landscaping concept from One Park Avenue and turns it up a notch. With 40–55%绿化率, the grounds feel more polished and intentionally designed .

The landscape architecture by贝尔高林 incorporates:

  • Tropical planting schemes (palms, broad-leaf evergreens)
  • 蜿蜒的溪流 (winding streams) and small waterfalls
  • Layered vegetation creating privacy between buildings
  • Formal gardens that feel more hotel-like than residential

One resident described it as walking through “a piece of Southeast Asia in the middle of Jing’an.”

Clubhouse: The Crown Jewel

This is where Eight Park Avenue really distinguishes itself. The clubhouse is widely considered one of the best in all of Jing‘an — perhaps in all of central Puxi.

Standout features:

FeatureDetails
Swimming PoolOlympic-length 50-meter恒温泳池 — genuinely rare for a residential compound
TennisFull tennis courts (not just half-courts)
Squash & RacquetballDedicated courts
BowlingMultiple lanes
GolfGolf practice facilities
Spa AreaJacuzzi, sauna, steam room,温泉 (hot spring-style baths)
FitnessLarge gym with quality equipment

The clubhouse is,in a word, spectacular. And like One Park Avenue, it’s free for residents (included in物业费).

Location & Transport

Address: 501 Xikang Road / Lane 650 Wuding Road

Metro access:

  • Changping Road Station (Line 7) — 200-500 meters (closer than One Park)
  • Jing‘an Temple Station (Lines 2, 7, 14) — slightly further (~800-1000m)

Being marginally closer to Changping Road Station is a minor advantage for commuting north-south, while One Park Avenue is slightly better for Jing’an Temple access.

Schools

Eight Park Avenue shares the same catchment: Jing‘an No.1 Central Primary School . For families prioritizing this school, both compounds are excellent options.

Who Lives Here?

Eight Park Avenue’s resident profile skews slightly more mature and executive-level:

  • Senior corporate expats (director-level and above)
  • Consulate staff and diplomatic families
  • Wealthy Chinese families (many owner-occupiers, not just renters)
  • Corporate leases for senior management

The percentage of owner-occupiers is higher than at One Park Avenue, which can mean slightly more stable, settled community feel .

What Residents Say (The Pros)

“The clubhouse is the best in Jing’an. The 50-meter pool alone makes it worth it” — Long-term expat resident

“It‘s quieter than枫景苑. More mature. The landscaping really feels like a resort” — Online review

“Facing the compound garden, very quiet. Close to Jing‘an Temple and supermarkets, very convenient” — Resident

”租客多为外籍人士 (Most renters are expats). High-quality residents, mainly企业高管 (corporate executives)“ — Local agent

What Residents Say (The Cons)

”Parking is very tight. Fixed parking spots are selling for around 1 million RMB each“ — Agent comment

”Rents are higher and large units aren’t available often“ — Market observation

”The property management recently switched to万科物业 (Vanke), which has improved things, but earlier years had some service issues“ — Long-term resident

Head-to-Head Comparison

Which Has Better Greenery?

Winner: One Park Avenue (50%绿化率)

While Eight Park Avenue‘s landscaping is arguably more beautifully designed, One Park Avenue’s greenery ratio is officially higher (50% vs 40%). One Park‘s more established trees (20 years vs ~10-15 years) also give it a more mature, “forest-like” feel.

However, Eight Park Avenue’s landscaping is more intentionally designed as a tropical resort-style environment, with water features and layered planting that some residents prefer.

Verdict: One Park for quantity and maturity; Eight Park for design and resort feel.

Which Has a Better Clubhouse?

Winner: Eight Park Avenue (by a significant margin)

This isn‘t even close. Eight Park Avenue’s 50-meter Olympic-length pool, full tennis courts, bowling lanes, and extensive spa facilities make it one of the best residential clubhouses in Shanghai. One Park‘s clubhouse is good — Eight Park‘s is exceptional.

Verdict: Eight Park Avenue.

Which Is More Convenient for Transport?

Push — depends where you work

  • One Park Avenue: Closer to Jing’an Temple station (Lines 2, 7, 14) — better if you work in Lujiazui, People‘s Square, or Hongqiao
  • Eight Park Avenue: Closer to Changping Road station (Line 7) — better if you work in the Qiantan area or need north-south Line 7 access

Neither has a decisive advantage.

Which Is Better for Families?

Winner: Tie (different strengths)

CriteriaOne Park AvenueEight Park Avenue
Children’s play areasYesYes

Pool for kidsIndoor poolOlympic pool (better)
Family community vibeVery strong, more young familiesSlightly more mature

Walkability to kids’ activitiesExcellentExcellent

For younger families (babies/toddlers): One Park‘s denser concentration of young families might be appealing.

For families with older kids who swim seriously: Eight Park’s 50-meter pool is a game-changer.

Which Has Better Value?

One Park Avenue generally offers slightly better value per square meter because it‘s older. Eight Park commandsa premium for its newer construction (especially Phases 2-3) and superior clubhouse.

Typical rents (2026 estimates):

Unit TypeOne Park AvenueEight Park Avenue
2-bed (~105-115㎡)¥26,000-32,000¥30,000-38,000
3-bed (~135-145㎡)¥32,000-40,000¥38,000-48,000
4-bed (~160-180㎡)¥45,000-60,000¥55,000-75,000

Verdict: One Park for value; Eight Park for premium features.

Which Has Better International Community?

Winner: One Park Avenue

One Park‘s wider range of unit sizes (including more 1-bed and 2-bed units) attracts a larger, more diverse expat community. Younger expats and singles tend to choose One Park, while Eight Park’s residents skew older and more family-oriented.

If you want to be surrounded by other expats and have an instant social network, One Park is probably your better bet.

If you prefer a quieter, more settled atmosphere, Eight Park might suit you better.

Practical Considerations for Renters

Availability

One Park Avenue has more units (~1,265 vs ~946) and a wider range of sizes, so more rental inventory is generally available here. If you need a specific move-in date and can‘t wait, One Park is more likely to have options.

Eight Park’s larger units (especially 3-bed and up) come on the market less frequently.

Parking

Neither compound has sufficient parking. This is the single biggest complaint about both developments .

Before renting, ask:

  • Does this unit come with a fixed parking space? (Some do. Grab them.)
  • If not, what‘s the waitlist like for a space?
  • Is nearby public parking available?

Property Management

Both compounds have shifted management companies over the years, which has been a source of some inconsistency. Currently, feedback suggests both are stable, but ask current residents about recent service levels.

One Park‘s物业费 is generally lower (reflecting older infrastructure), while Eight Park’s is higher (justifying the better clubhouse).

Which One Should You Choose?

Choose One Park Avenue If…

  • You want better value for your money
  • You‘re a single expat or young couple (more units in your size range)
  • You want to be surrounded by a large, diverse international community
  • You prefer mature, established greenery over resort-style landscaping
  • You need a unit quickly (more inventory)
  • You‘re price-sensitive but still want quality

Choose Eight Park Avenue If…

  • The clubhouse is a priority (especially the 50-meter pool)
  • You want newer construction (Phase 2/3 buildings specifically)
  • You prefer a quieter, more mature community feel
  • You have serious swimmers in the family
  • You‘re willing to pay a premium for premium amenities
  • You need a larger unit (3-bed+) and can wait for the right one to appear

Choose Either If…

  • You need access to Jing‘an No.1 Central Primary School (both fall in the catchment)
  • You want to live in central Jing’an within walking distance of everything
  • You value a secure, family-friendly compound
  • You want a free clubhouse (both have excellent facilities)

Final Thoughts

One Park Avenue and Eight Park Avenue are both excellent compounds by any objective measure. They‘ve earned their reputations for a reason: good construction, great locations, free clubhouses, and genuine communities.

The choice between them comes down to trade-offs:

  • Age vs. modernity (One Park is older but well-maintained; Eight Park has newer sections)
  • Value vs. premium (One Park is better value; Eight Park has better amenities)
  • Vibe (One Park is more energetic; Eight Park is more settled)

If you can, visit both on the same day. Walk through the courtyards. Talk to residents if you can. The differences are real, but they‘re matters of degree — not quality.

And if you‘re still not sure? Both are excellent choices. You won‘t go wrong with either.

Prices and availability are current as of May 2026. Contact Shanghai Rentals for current availability in both compounds.

IMHO, their best feature is the clubhouses. Other than that, it is a bit challenging to find a nice, renovated and not too expensive unit in both of them. Non-renovated ones are really outdated, renovated ones are really expensive 🙂
